Development Sites

Developments are springing up all over the centre of Leeds, and some of the most exciting proposals are only just starting to become a reality.

Lumière Above All

The innovative design for Lumière includes plans for the tallest residential skyscraper in Europe – the planned £225m Lumière Tower 1 will have 52 storeys and stand 170.88m (560ft) high.

If approved, the development will contain apartments, office space and health facilities, as well as shops and cafes. The plans also include a second smaller tower only 30 storeys high on the same site in Wellington Street, with a covered public winter garden linking the two. It was designed by Ian Simpson Architects, the firm that created the Beetham Tower in Manchester.

Many of the apartments will be designed to cater for people aged over 55. It is a joint development by KW Linfoot, who specialise in residential projects, and the Scarborough Development Group, who undertake commercial ventures.

Site preparation work is scheduled to begin in October 2006, subject to planning permission from the council. Preliminary planning work has already been carried out in New York using wind tunnel model tests, and the project is hoped to be completed by 2010.

Leeds City Council leader Andrew Carter said: "Leeds really does lead the way when it comes to innovation, development and being a successful, vibrant city. The towers are a stunning example of modern design which will be a key landmark as the city's progress continues apace."

Manor Mills

Pioneering developer KW Linfoot Plc is once again breaking new ground with its latest scheme of luxury residential apartments in Leeds that will bring a totally different meaning to city living. Manor Mills is the exciting result of a unique new partnership which sees the first ever venture in Leeds by internationally acclaimed design-led developer, YOO.

YOO is an international design and development company that enhances quality and adds value to projects by creating extraordinary places – proving conclusively that good design simply doesn’t have to be expensive. The outrageously cool brand is led by John Hitchcox, one of Europe’s most innovative design-based property developers and world acclaimed designer Philippe Starck.

Located in the up-and-coming Holbeck Urban Village, Manor Mills is to offer 280 stunning apartments over nine floors with supporting leisure facilities. Integrated into the project team from an early stage, YOO have worked with K W Linfoot Plc on many aspects of the development including communal areas, building facades, apartment layouts, specifications and overall interior design.

With reputations synonymous with the highest of internal finishes and specification, both teams have also worked closely to create ready made furniture packages that compliment the apartment’s architecture. Two packages will be made available near to the scheme’s completion – ‘get YOO in’ and ‘make YOO at home’ – the former being a level of essential fittings whilst the latter will combine a comprehensive collection of must-have items with notable design classics.

Manor Mills will become the ultimate showcase for KW Linfoot Plc which already boasts an award winning reputation for its innovative approach to city living. Kevin Linfoot, Chairman at KW Linfoot Plc comments: “This is an amazing coup for K W Linfoot Plc. Manor Mills is YOO’s first ever scheme in the north of England and is certain to be Leeds’ most eagerly anticipated residential offer in 2008. Located in Holbeck Urban Village, a city quarter with massive potential, the development will add further injection to an area that is fast becoming the place to be.”

Green Bank

Green Bank is one of the most eagerly anticipated development projects in Leeds to date. Eight hundred apartments, with between one and three bedrooms, will be complemented by commercial space for offices, restaurants and shops. This 'all-encompassing mixed use development' was designed by award-winning architects Assael.

The groundbreaking design is set to make a considerable impact on Leeds' cityscape, and create another 'urban village'. It is to be located in the city centre's southwest, overlooking the Leeds and Liverpool Canal and the River Aire, next to Holbeck Urban Village. Green Bank's seven buildings are planned specifically to provide the maximum number of apartments with views over the water, gardens and open piazza.
